WHEN YOU FIRST GET IN TOUCH WITH US HERE AT SDS CUSTOM HOMES, YOU WILL BE SPEAKING DIRECTLY WITH OUR PRINCIPAL BUILDER FROM THE OUTSET, WHO WILL BE YOUR PRIMARY CONTACT THROUGHOUT THE ENTIRE PROCESS. WE WILL SEND YOU A QUESTIONNAIRE THAT HELPS US TO UNDERSTAND EXACTLY HOW WE CAN HELP YOU. KNOWLEDGE IS KEY, SO TO HAVE A GOOD UNDERSTANDING OF YOUR PRJECT FROM ITS INCEPTION WILL ASSIST US TO TAILOR A CUSTOM BUILD ESPECIALLY FOR YOU. ONCE THE QUESTIONNAIRE IS RECEIVED AND A REVIEW HAS TAKEN PLACE, WE WILL ORGANISE A TIME TO MEET IN PERSON ON SITE (IF POSSIBLE). USING THE INFORMATION YOU HAVE SUPPLIED, WE CAN PROVIDE YOU WITH YOUR FREE BUILDING ANALYSIS, WHICH FEATURES AN ESTIMATED CONSTRUCTION TIMEFRAME AND 'BALL-PARK' COSTING ESTIMATE BASED ON AN EXPERIENCED UNDERSTANDING OF CONSTRUCTION COSTS.

 

IF YOU'RE NOT SURE WHERE TO START WITH YOUR NEW PROJECT, AT THIS MEETING WE CAN DISCUSS FIRST STEPS AND DESIGN, AND CONSIDER ENGAGEMENT WITH TRUSTED EXPERTS IN THE INDUSTRY TO BRING YOUR VISION TO LIFE. WE WILL BE WITH YOU EVERY STEP OF THE WAY, ANSWERING YOUR QUESTIONS AND SUPPORTING YOU THROUGH THE PROCESS.  

PRELIMINARY AGREEMENT

WHEN BUILDING A CUSTOM HOME, IT'S IMPORTANT TO ENSURE THAT ALL SPECIFIC KEY ELEMENTS ARE CONSIDERED AND ACCOUNTED FOR. THE PRELIMINARY AGREEMENT ALLOWS US TO ENGAGE THE RELEVANT PROFESSIONALS TO COMPOSE A CUSTOMISED QUOTE WHICH IS TAILORED TO THE SPECIFIC SITE AND COUNCIL REQUIREMENTS AS WELL AS YOUR CHOICE OF FINISHES. SOME OF THE PROFESSIONALS USED DURING THIS STAGE INCLUDE ESTIMATORS, ARCHITECTS, DESIGNERS, ENGINEERS, PRIVATE CERTIFIERS, SURVEYORS, TOWN PLANNERS AND ANY OTHER INDUSTRY PROFESSIONALS REQUIRED FOR YOUR PARTICULAR PROJECT. WE ALSO SOURCE QUOTES FROM ALL OF OUR RELEVANT TRADES AND SUPPLIERS TO ENSURE THE GREATEST ACCURACY WITH OUR PRICING. THE PRELIMINARY AGREEMENT CONSISTS OF A NOMINAL FEE CALCULATED FROM THE BUILDING ANALYSIS COSTING ESTIMATE AND IS USED TO FUND THE WORKS OF THE PROFESSIONALS UTILISED DURING THIS PERIOD. THIS FEE IS ALSO CALCULATED ACCORDING TO THE INFORMATION YOU AS THE CLIENT CAN PROVIDE PRIOR TO THE PRELIMINARY AGREEMENT - I.E. IF YOU ALREADY HAVE PLANS DRAWN, COUNCIL APPROVAL ETC.

AT THE END OF THE PRELIMINARY AGREEMENT STAGE WE WILL SUPPLY YOU WITH AN OFFICIAL CONSTRUCTION QUOTE DETAILING ALL THE RELEVANT INFORMATION GATHERED DURING THIS PERIOD. ACCOMPANYING THIS WE WILL ALSO PROVIDE YOU WITH A DETAILED CONSTRUCTION PLAN AND A PRELIMINARY BUILD SCHEDULE. WE WILL STAY IN CONSTANT COMMUNICATION DURING THIS PERIOD TO ENSURE WE ARE TAILORING THE INFORMATION TO YOUR EXACT SPECIFICATION. THIS DOCUMENTATION IS NOW YOURS TO OWN AND WE LOOK FORWARD TO PROGRESSING TO THE NEXT STEPS IN YOUR UNIQUE PROJECT.

REVISION OF DOCUMENTATION & FINAL CONTRACT

A FINAL REVISION OF ALL DOCUMENTATION TAKES PLACE BETWEEN BOTH PARTIES. THIS ENSURES ACCURACY AND TRANSPARENCY FOR ALL INVOLVED. ONCE ALL PARTIES ARE IN AGREEMENT, THE FINAL CONTRACT WILL BE DRAWN UP WITH THE CONFIDENCE THAT ALL INFORMATION HAS BEEN PREPARED CORRECTLY. YOU WILL BE PRESENTED WITH A HIA FIXED PRICE CONTRACT AND A COMPLETE RUNDOWN OF WHAT TO EXPECT DURING THE PROCESS AS WELL AS AN ANTICIPATED COMPLETION DATE.

 

AT THE TIME OF SIGNING THE CONTRACT, A DEPOSIT INVOICE IS ISSUED. UPON RECEIPT OF PAYMENT, THE NECESSARY DOCUMENTATION FOR COMMENCEMENT IS ORGANISED, THE CERTIFIER IS ENGAGED AND THE CUSTOM HOME BUILD PROCESS BEGINS.

CONSTRUCTION

LET'S GET BUILDING! NOW THE PAPERWORK IS COMPLETE, YOU CAN SIT BACK AND WATCH YOUR DREAM HOME TAKE SHAPE. WE WILL KEEP YOU ENGAGED AND UPDATED WITH HOW THINGS ARE PROGRESSING ON SITE BY SHARING REAL TIME PHOTOS AND FOOTAGE AS KEY CONSTRUCTION MILESTONES ARE REACHED.

 

OUR PRINCIPAL BUILDER WILL ORGANISE GUIDED SITE INSPECTIONS SO YOU CAN SEE YOUR HOME EVOLVE FROM A PROJECT ON PAPER TO A PLACE YOU CAN CALL HOME.

HANDOVER & MAINTENANCE PERIOD

WHEN WE REACH PRACTICAL COMPLETION, A GUIDED SITE INSPECTION WITH THE PRINCIPAL BUILDER WILL BE ORGANISED TO INSPECT THE COMPLETED WORKS. THIS COMPREHENSIVE INSPECTION WILL CONFIRM ANY DEFECTS AND A SCHEDULE WILL BE PUT IN PLACE FOR RECTIFICATION WORKS.

AT HANDOVER YOU WILL RECEIVE A PROFESSIONAL COMPENDIUM WHICH CONTAINS RELEVANT BUILD DOCUMENTATION, MAINTENANCE INFORMATION, WARRANTIES, APPLIANCE MANUALS AND OF COURSE HOUSE KEYS AND REMOTES. AT THIS MEETING ON SITE, OUR PRINCIPAL BUILDER WILL WALK YOU THROUGH ALL THE KEY FEATURES OF YOUR NEW HOME.

SDS CUSTOM HOMES OFFERS A DEFECT MAINTENANCE PERIOD OF 12 MONTHS. DURING THIS MAINTENANCE PERIOD, ANY ISSUES WILL BE ADDRESSED PROMPTLY AND RECTIFIED IN A TIMELY MANNER. POST PRACTICAL COMPLETION, WE ALSO OFFER A 6.5 YEAR STRUCTURAL WARRANTY ON YOUR NEW HOME.
